Some Terms Apply

 

1. Listing Fee: The listing fee for our services will be 3% of the sale price of your home.

2. Minimum and Maximum Commission:

  • Minimum Commission: A minimum fee of $3,000 will apply for our listing services, regardless of the final sale price of the property.
  • Maximum Commission: The maximum fee for our listing services will be capped at $25,000. This applies to properties sold for $815,000 and above; for such properties, the listing fee will not exceed $25,000.

3. Listing Side Commission Only: Our fee covers only the listing side commission. It is important to note that under the new regulations, sellers are not required to offer a commission to the buyer’s agent. However, we advise that offering a commission to the buyer’s agent can be beneficial and should be considered. The specifics of this can be discussed and negotiated based on the property’s selling price.

4. Buyer’s Agent Commission Recommendation: We recommend offering a buyer’s agent commission to enhance the attractiveness of your property to potential buyers. The commission structure for the buyer’s agent can be a flat fee and is subject to negotiation depending on the sales price of the home.

5. Services Included: Our services at the 3% listing fee include comprehensive marketing of your property, negotiation of sale terms, and managing the sales process to ensure a smooth transaction.
